Property Management

Rational investment and renovation policy

Cofinimmo has developed a rational renovation and construction policy of its buildings designed to significantly optimise their performances. During the design phase of our projects, particular attention is paid to use sustainable materials presenting a low risk to the environment and a longer lifespan.

We scrupulously respect all Belgian and European environmental laws, which we aim to exceed ahead by anticipating law projects or market tendencies within our investment program.

Common action plan with our tenants/partners

We strongly believe that for achieving our objective of managing a "green" portfolio, all stakeholders should be closely involved in our actions. We therefore take our role of advisor towards our tenants/partners particularly seriously and encourage them in adopting the same responsible actions as we do. These concern the management of water, energy, waste, lightning, cleaning, ventilation, mobility, acoustics and the use of ecological materials and products.

Technical audit/Tenant safety

All the technical installations and safety equipment that we manage are periodically checked by independent and professional bodies. We also work with tenants that manage their own assurances in these matters to maximise their awareness of relevant issues and best practice procedures. The Cofinimmo Quality Management team conducts surveys of potential fire risks in our buildings and back that up with information campaigns for our tenants.

Refrigerant fluids (CFCs)

We've been very active in our policy of replacing air conditioning units using CFCs. Refrigerant fluids now used in the bulk of these units are liquids of the HFC-type, a gas which preserves the ozone layer. We of course also ensure that our air conditioning installations are properly maintained.

Asbestos

All asbestos applications which present a risk to humans have been removed from our buildings. Residual and non-significant applications are the subject of a management plan that is reviewed regularly by accredited experts. In the event that any new evaluation concludes that the risk is potentially significant, we are swift and uncompromising in removing the affected elements. We also routinely incorporate the removal of residual elements during other maintenance or upgrade work.
